The sector of real estate is bustling with diverse views…. in order to have a correct assessment and provide a larger platform to all industry stakeholders, An opportunity was created by Realty Plus magazine for the industry people by offering them a platform to exchange dialogue and discuss growth pertaining to the sector. The annual Realty Plus Conclave & Awards was an attempt to bring together key stakeholders from the sector to create an environment to share thoughts on the Indian real estate industry.

The minister for Housing Mr. Pratap Mehta as the chief guest attended the 7thedition of Realty Plus Conclave & Excellence Awards 2015 which took placein Mumbai on 10th Sep. Coldwell Banker India, the Indian counterpart of the global leader in real estate franchising and provider of real estate advisory services was one of the sponsor of the event.

The event was broadly divided into three sessions wherein dignitaries from the industry shared their insights on various issues such as the Role of RealEstate in Smart Cities and Affordable Housing, redevelopment projects in Mumbai& Evolution of Luxury homes. A coffee table book on India’s top 100 LuxuryProjects was also unveiled at the ceremony by the Housing Minister.

Mr. Ramesh Sharma, Director,Coldwell Banker Indiagraced the Realty Plus Conclave as a panelist before anaugust audience from the highest echelons of real estate and affiliatedsectors. He spoke on “Evolution and Elevation of Luxury Housing”.

Mr. Sharma elaborated on two kinds of Luxury Housing trend-One is Luxury by choice & the other is Luxury by aspiration. He further explained his point by saying that today the consumer’s aspirations is fast changing. A person staying in 2 BHK aspires for a 3 BHK & 4 BHK house owner is looking for a pent-house & so on. There is no end to luxury and it is highlyaspirational & constantly on a rise. There is a growing trend among people wanting to stay close to where their workplace is.

Today, builders are taking the help of international designer brands to hike-up their brand perception & some are paying 20-30% premium for this association & exclusivity.

Mr. Sharma concluded by saying that the key factor remains – tounderstand your target audience & offer what they are looking for. Adetailed study & research will help to understand & deliver the goods.Also, He emphasized that the demand for luxury housing will increase in thecoming years & accordingly there may be a price increase.
